For those of you who don't know me...

I'm Hunter Thompson, and my first capital raise was an absolute FAILURE.

I went in with total confidence that I would easily raise my first $1,000,000, only to be completely blindsided by the outcome.

The plan was seemingly foolproof. I invited more than 30 of my wealthiest friends, colleagues, and extended family members to a luncheon where I would then present an investment opportunity in the mobile home park business.

I went into the presentation well-prepared, knowledgeable, and even with a successful track record of investing with my own capital.

Plus, the deal itself was a total home run.

None of that mattered.

Why?

Because I had the misconception I could convert everyday people to enthusiastic real estate investors over the course of a 30-minute presentation. To my credit, it was a highly compelling, action-packed half hour, but I was asking for the impossible.

In short, I fell for the biggest myth of the real estate sector: If you have a good enough deal, the money just shows up somehow.

And because of that, I FAILED MISERABLY.

(And by failed miserably, I mean I didn’t raise a single dollar on my first real attempt at raising capital.)

But a lot has changed since the early days...

Most importantly, I’ve created a robust infrastructure to streamline the four key steps to raising money in today’s environment:

Step 1: Attract
Step 2: Educate
Step3: Nurture
Step 4: Close

Simply understanding this framework has drastically shifted my mentality from chasing investors around, to having them chase me.

And it actually works.

Since I created this system, I've raised $35,000,000 and purchased more than $90,000,000 of commercial real estate.

In fact, when we put our most recent deal out, I raised $5.4mm in 30 days.

After the deal closed, I was reflecting on the hard work that went into this process and all of the rewards I’ve reaped as a result. Then, I had a realization:

Raising $5,000,000 in 30 days is a massive milestone—for a lot of reasons. 

First of all, if you can raise $5,000,000, you can usually purchase a $15,000,000 property, thanks to the availability of debt financing. Once you are able to purchase a $15,000,000 property (usually, 150-200 units in the multi-family sector), you are unquestionably playing in the real estate big leagues.

Unfortunately, VERY FEW real estate entrepreneurs make it to that level.

Second of all, most escrows are 30, 60, or 90 days. And you want to have the capital committed with at least 30 days to spare.

So, how is this done?

What strategies do the experts use that allows them to go under contract for the purchase of a $15,000,000 piece of real estate, without having received a nickel, but knowing with 100% confidence that the money is going to show up before the close of escrow?

That is the question, and I’m dedicated to giving you the answers.

Now, of course, I have my own strategies. I could probably give a 3-day conference on this exact topic, but I'm just one person. And my specific strengths, interests, and inclinations may not be a perfect fit for you.
